Design: function

Following the development of the project program, functionality is the initial point of contact with our clients in the design process. Functionality is “problem solving” and toward that end, we deliberately maintain a diverse level of project types to maintain our problem solving skills:

We have developed a reputation for:

  • Quality design
  • Completeness of documents
  • Advocating for our clients
  • Strong communication and leadership skills
  • Follow-through with the project
  • Accurate cost estimates

We can confidently advise our clients on the merits of design/build, negotiated contracts, and conventional bidding based on our experience with all of these contracting types.

“Lonny Deffenbaugh worked closely with us up front outlining our project objectives. Along the way, as we ran into unforeseen issues, the Deffenbaugh & Associates folks were very creative and thoughtful in terms of finding solutions.”

Budget
We prepare construction budgets in-house using actual costs from our most recent projects and networking links with local suppliers and subcontractors.

Typically, architectural firms use outside consultants for preparing construction budgets.

Because we prepare our own budgets, we understand them well enough to continually monitor costs throughout the design process.
